Privacy and terms

This page explains what the website of Highbridge Studies, a cost segregation firm in New York, does with information, and the terms on which its content is offered.

Privacy

This website has no accounts. The only personal information it asks for is in the form on the contact page, which is optional. What is typed there (name, email, telephone, building address and message) is passed by Web3Forms, a form delivery service, to the firm’s email under that service’s own privacy terms, and is used only to reply.

The site is hosted on Cloudflare. Like any web host, Cloudflare processes technical information such as IP addresses and browser details in order to deliver the pages and protect the site from abuse.

The firm advertises on Google, and the site carries Google’s measurement tag. When a visitor arrives from an advertisement, Google may set cookies and record that the contact form was sent or that a telephone call was placed, so that the firm can tell which advertisements lead to enquiries. Those visitors may see a Google forwarding number in place of the firm’s usual number. Calls to it reach the same line, and Google records the time, the length and the area code of the call. Google handles this information under its own privacy policy. The firm does not use it to identify individual visitors and does not sell it.

To see how the site is used, it also carries Google Analytics and Microsoft Clarity, and both set cookies. Google Analytics counts visits and shows which pages are read and how visitors found the site. Clarity records how visitors scroll, click and move through each page, so the firm can replay a visit and see where a page is unclear. Anything typed into the contact form is hidden from those recordings. Google and Microsoft handle this information under their own privacy policies. The firm uses it to improve the site, not to identify individual visitors, and does not sell it.

If you call or write, the information you provide is used to respond to you and, if you become a client, to prepare your study. It is not sold or shared for marketing. Documents that clients provide are treated as confidential and are used only for the engagement they were provided for.

Use of this site

The content of this website is general information about cost segregation studies and about the firm. It is not tax, legal or accounting advice, and it is not advice about any particular property or taxpayer. Tax law changes, and its application depends on facts that a website cannot know. Decisions about a tax return should be made with the accountant who prepares it.

Visiting this site, calling or sending an email does not create a client relationship. Highbridge Studies prepares studies only under a signed engagement letter, which states the scope of the work and the terms that apply to it.

The scope and limits of a study itself are set out under scope and limits on the page describing how a study is prepared.

A cost segregation study supports positions taken on a tax return. It does not determine how a return is prepared, and no study can assure how a taxing authority will treat one. Highbridge Studies does not prepare or file tax returns and does not represent taxpayers before any taxing authority. It does not offer engineering, architectural, appraisal, legal or accounting services.

Photographs

The photographs on this site show buildings and places in the region. They are illustrative. They do not show clients’ properties, and their appearance here does not mean that Highbridge Studies has worked on the buildings pictured.

All were found on Wikimedia Commons and have been cropped and resized. Photographs published under a ShareAlike license are offered here under the same license.

Accessibility

The site is intended to be usable with a keyboard and with screen readers. If any part of it is difficult to use, call (646) 974-4208 or write to [email protected] and the information will be provided another way.

Changes

This page may be updated as the site changes. It was last revised in September 2026.

To discuss a building

Calls are answered by a preparer, not a sales desk. A first conversation is usually enough to tell whether a study makes sense for the property.
